Rental Policy

1. CHECK-IN time is 4:00 P.M. CENTRAL TIME. During peak season some units may not be ready by 4:00 P.M.
Your patience will be appreciated.
Late arrivals should make arrangements by telephone prior to arrival for key
pickup information. Please refer to your confirmation receipt for check-in location. CHECK-OUT time is 10:00 A.M.
THERE WILL BE NO REFUND FOR EARLY DEPARTURE!

2. ABSOLUTELY NO PETS are allowed. If evidence of a pet(s) is found in your unit or on the premises,
you will be asked to vacate immediately with no refund of rent or damage deposit.

3. FAMILY RENTAL ONLY: Reservations made for teenagers or young single groups will not be honored without any accompanying adult couple staying in the unit at ALL times. We require at least one member of the party to be
25 (twenty-five) years of age!
Any violators will be evicted according to Florida Statue 508.141 with forfeiture of all monies.
FALSIFIED RESERVATION: Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment. Guest will not be permitted to check in.

4. UNIT ASSIGNMENTS: We reserve the right to change unit assignments. We try to accommodate your requests;
however, a specific unit cannot be guaranteed.

5. MONTHLY RESERVATIONS: Three (3) month rentals or longer will be given priority during the winter season.
Complimentary beach chair/umbrella service is not included in monthly reservations.
AMENITY PACKAGES ARE NOT AVAILABLE FOR 30 DAY OR LONGER RENTALS

6. PAYMENTS: BALANCE OF YOUR RENTAL PAYMENT AND DAMAGE DEPOSIT ARE DUE UPON OR BEFORE
YOUR ARRIVAL.
Payments may be made by cash, traveler's checks, bank money orders, Visa/Master Card or Discover
(card must be present). Credit card payments will not be accepted for monthly reservations.

7. NO DAILY MAID SERVICE: Rates include housekeeping service only upon departure. Linens and bath towels are
included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and facial soap is provided.
Extra items needed are the responsibility of the guest. Beach towels are to be provided by the guest.

8. UTILITIES: No Compensation will be given for temporary outage of electricity, gas, water, cable or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. The operation and maintenance of these utilities is out of the control of Brooks & Shorey Resorts, Inc.

9. RULES AND REGULATIONS: All Guests, as well as Owners, are required to conform to all rules and regulations which are provided for each property. Guests are subject to eviction, according to Florida Statue 509.141 with all loss of monies.

10. KEYS: Any after-hours service calls for lost keys or for locked-out guest will require a $20.00 charge.

11. NON-SMOKING UNITS: Smoking is strictly prohibited inside "non-smoking" rental units. Your damage deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in a non-smoking unit.

12. CANCELLATION POLICY: Cancellations must be made 14 DAYS prior to the scheduled date of arrival and 30 DAYS for monthly reservations. Guests that do not cancel within the 14-day time frame will be charged the full amount
of the scheduled stay plus tax.

13. AGENCY DISCLOSURE: Brooks & Shorey Resorts, Inc. is the agent of the property owner and is acting at all times, in and for the best interest of the owners. Agent will not be held responsible for the acts of theft or vandalism or damages to the guest's property of items left in the unit. NOTE: All monies collected will be placed in an interest-bearing special account and all interest will accrue to Brooks & Shorey Resorts, Inc.

14. RESERVATIONS FOR 3 DAYS or less will be charged an additional departure cleaning charge.
